Location
If you want to jog on the beach every morning or go for a sunset stroll, this hotel is not for you. Located in the back bay of Newport Beach, this hotel is within the reserve, so you are about 4 to 7 miles from the various sandy beaches of Newport.

However, a jogging and bike trail spans the entire back bay, so if you still want breezes and bay views of the ocean, that's a great option. Any trip to California requires a car rental, making it easy to drive to nearby beaches or frozen banana stands on Balboa Island.
How to book a Marriott Hotel in Newport Beach
The cash price of this property is easy to manage compared to other properties near the beach. The offseason night price may be between $220 and $300. For the dates of my recent stay, the price for the Bonvoy member is about $246 per night.

Looking ahead, spring break costs roughly the same, but in the summer it's up to $600 a night. Of course, you can also book this property with points and there is decent availability throughout the year. For the dates of my stay, the fee was 34,000 points, plus $250 in cash payments for a two-night stay or 68,000 Marriott points without cash payments. Since Marriott Bonvoy's plan to use Dynamic pricing of rewards60,000 points are expected to be paid per night or more during peak seasons or national holidays.

When booking a hotel, be sure to use a million coprand cards, e.g. Marriott Hotel or Marriott Bonvoy Bevy™ American Express® Card Earn at least 6 points per dollar at a hotel participating in the Marriott Hotel Program and maximize your Platinum or Gold status for more points income or elite status benefits. According to TPG's March 2025 ValuationMarriott points are worth 0.7 cents, so make sure you're better off paying cash for your stay or redemption point.

Spacious but outdated room
The hotel was renovated in 2009 and the demand for this hotel is evident based on property, rooms and even technical interiors (such as no USB port in the room). Although the choice of carpet and paint colors on hotel corridors was popular 15 years ago, unfortunately, they now give the hotel a weary and obsolete look.

Once inside the room, the hotel's outdated style and decoration continues, with the furniture and the finishes of the room looking like an explosion of the past. A remarkable feature is that each room is a suite with a decent living room, separate bedroom and jack and Jill bathroom. The rooms are about 420 square feet in size, but the wise use of the space and layout gives them a bigger feel. There is a door between the bedroom and living room which feels great and is perfect for families with a rolling bed or a living room crib.
The room features a typical coffee maker that includes Marriott's brand filtered coffee instead of Nespresso-style espresso machine and pods. The free water bottle (in this case, or jar) is limited to two, and the extra water bottle in the room is up to $9, which is a tough pass for me.

Jack bathroom style allows access from the living room or bedroom. There is a standing shower with nice width and a bathtub. However, it was weirdly low-key, looking weird, sitting in the front and center of the bathroom.

convenient
Newport Beach Marriott offers standard facilities for properties of this caliber. After entering the hotel, there is a larger seating area in the lobby, which is also the only restaurant seat in the hotel.

In addition, there is a small business center in the lobby opposite the restaurant, with two computers and a printer for guests to use. In line with other Marriott hotels in the U.S., you can buy snacks, ice cream, toiletries or property-specific items such as glasses.

There is a decent size fitness center with free weights, treadmills, and what shocked me the most was a range of Peloton bikes. I saw Peloton bikes in high-end hotels, e.g. four seasons Or some The Ritz-Carltonso this is a very pleasant surprise.

Outside the fitness center and behind the pool, there is an outdoor heated pool and a whirlpool.

Vista Kitchen Bar
Newport Beach Marriott Bayview has a restaurant that serves as an outlet for breakfast, lunch and dinner. Vista Kitchen Bar has some essential classic lunches and dinners like burgers, bolognas and some shared dishes.

I wish more seafood or other typical California dishes, but the menu has some unique options like Mexican-style esquite bowls and apricot glaze salmon.

After checking in, I went to Vista and grabbed a bite, including the Wagyu Smash Burger, which left a lot of shortcomings. Although I asked to cook the meat, the meat was very well cooked and the bread was overdone.

After checking in, the hotel acknowledged my Marriott Platinum Elite status and told me that since the hotel does not have an executive lounge, they would provide me with two free continental breakfast vouchers that offer up to two guests. Also, for my welcome gift, I chose a $10 food and beverage voucher instead of 1,000 bonus points.

Vista Kitchen offers a delicious continental breakfast with a wide range of fruits, granola, Greek yogurt, a variety of cereals, bagels and toast. For the $14 add-on, you may have hot breakfast food, made eggs, potatoes and breakfast meat. The continental breakfast was enough for me, which included coffee and juice. Despite the end of the breakfast, the service was great and the coffee was fresh.

The next day, I kept the continental breakfast and ordered the menu menu for the avocado toast ($14). I also noticed the lack of alternative milk options for those suffering from dairy allergies or sensitivity.

I live on the floor with Americans with performance matching Americans, and most hotel signs are in Braille for shooting visual impairment. Doors throughout the property, such as public bathrooms or outdoor terraces, have barrier-friendly buttons that can be easily opened. Additionally, both the pool and Whirlpool have ADA-compliant pool lifts.

Checkout
As a local, it was great to see a Marriott hotel near the airport and not too far from the beach, which offers competitive pricing. This is a budget-friendly choice for business and leisure travelers. Although rooms are sparse everywhere, the wise use of suite-style rooms and space makes up for this. There are very limited options for on-site food and I recommend looking elsewhere, especially if you have a car.
I hope this property will be able to make some reinvestment and management will update the rooms and general properties to make it urgently needed to enhance. If you are looking for cheaper accommodation in an expensive area of Southern California, then the property will be great.
